The accommodation was clean and it was central to the University where I had a meeting.
The staff were absent. There was noone there when I wanted to check in. There was a 'temporary' sign on the door apologising that the staff had been unexpectedly called away and a phone number to call. I called the number and was told there was an envelope behind the door - within the envelope where the keys and a typed preformatted note regarding the room. It became clear the next day (when I wanted to check out) that this was not a temporary case but in fact the way that they operated and this should be made clear. The room was cold and I could not get the wireless to work and there was noone to ask.
The hotel and the rooms were very well kept and the whole place had a very stylish feel to it, which was good considering the relatively low price we paid. Very near to the cool Queens Quarter and the lovely Botanic Gardens, although some distance from the town centre. The staff were very friendly helpful. Although the breakfast choice consisted of continental fair, with no cooked option, there was plenty to choose from.
There were several minor things that were a little bit disappointing, such as there being a plug socket hanging off the wall which looked pretty dangerous; there was no toilet roll holder: the shower wasn't great (no water pressure): and the door to the room was really tricky to open. As I say, not major things, but added up they all added up. The thing that was most disappointing was the noise! We were at a room at the front of the house which looked onto a busy main road, which at night was so noisy with people leaving pubs and clubs etc that me and my girlfriend found it really hard to sleep. Maybe a little double glazing and moving the bed away from the window would help calm the noise.

The Hotel advertises a choice of either cooked or continenatl breakfast and in fact my booking stated a full English breakfast was included in the price.There was no cooked breakfast available.On returning to my room on the second night I found my glass had not been washed from the evening before.

My single room was very snug.
The friendliness of all the staff and their willingness to extra helpful. I loved the way the entire family chipped in with the workload on the busy Saturday morning we were there. Wonderful people.
Front rooms a tab noisy but the earplugs supplied by the owner (free of charge) is an excellent way to get round this.

Rather feeble water pressure and tepid temperatures in the shower/taps.
The room was very clean and we had our own vanity sink and mirror and tea and coffee facilities. Also the complimentary breakfast in the morning was really nice with fresh cakes and coffee and the scrambled eggs were excellent!
They had some problems with the Internet connection but I think that's just a network issue that we were unfortunate to have happen during our stay.

when we arrived we had booked a double en suite room but when we got there we were told that we would be having an apartment for the exact same price which was great it was so comfortable and lots of room we checked out aroung 12.30 staff were friendly and helpful would recommend this place to anyone will be staying here again on my next traip back.

Took no notice of our request on the booking form. Also didn't realise that we hadn't paid, so had to pay when we left. We had given our cr card details on booking. HOTEL NEEDS A GOOD LICK OF PAINT.

Comfortable room close to Queens University Belfast.
Location was excellent as our daughetr is studying in Queens University so we had easy access to her. Staff that we met were vere very friendly
When we arrived back late at night the heating in our room as off. The room was freezing cold and you don't expect or deserve that after paying £69.oo !!!!

Being on the main road there was no off road parking and staying over halloween weekend the road was noisy
